DESIGNED TO SUPPORT TYPE II CONSTRUCTION

Wheeler’s steel framing can provide the load-bearing cold-formed steel framing needed to pursue a Type II noncombustible construction approach.
When incorporated into the complete approved design, steel may be used for designated structural elements within the home, including:

You share the property, the architectural plans, the project team and the anticipated timing. Wheeler reviews the scope and says honestly whether the system is a good fit. There is no charge or obligation for that first conversation.

COORDINATION WITH YOUR DESIGN TEAM
Wheeler coordinates with the architect, structural engineer and general contractor so the framing package reflects the drawings being submitted for permit, rather than a generic catalog assembly.

ENGINEERING AND SHOP DRAWINGS
The framing package is engineered for the approved architectural and structural drawings, including curved walls, tall openings, long spans and cantilevers where the design calls for them.

WHAT IS COLD-FORMED STEEL FRAMING?

WHAT IS OUR FRAMING SYSTEM?

IS COLD-FORMED STEEL THE SAME AS STRUCTURAL STEEL?
No. The terms are related but refer to different steel products and construction methods.
Cold-formed steel framing is manufactured from sheet steel formed into relatively lightweight framing members. The heavier steel beams and columns commonly associated with major commercial buildings are generally referred to as structural or hot-rolled steel.
A project may use cold-formed steel, heavier structural steel or a combination of both, depending on the approved engineering.
IS WHEELER’S STEEL FRAMING MODULAR CONSTRUCTION?
No. Wheeler’s steel framing is not a modular home, factory-built box, preassembled panel package or collection of standard plans.
The homeowner’s architect designs the home, and Wheeler develops the framing package for that project-specific design.

CAN A CUSTOM HOME BE DESIGNED WITH COLD-FORMED STEEL?
Yes. Wheeler’s steel framing is developed for custom residential designs rather than a catalog of predetermined plans.
The architect designs the home around the property, program and homeowner’s vision. The framing package is then developed for the approved design.
DOES A STEEL-FRAMED HOME STILL CONTAIN WOOD?
Some homes described as steel-framed continue to use plywood structural sheathing, wood floor framing, wood subfloors or wood roof framing.
Wheeler’s steel framing is designed to eliminate structural wood from the load-bearing walls, floors and roof, subject to the approved project-specific design and assemblies.
Wood may still be used for cabinetry, finished flooring, doors, trim and other nonstructural architectural elements.
WHAT IS LOAD-BEARING COLD-FORMED STEEL FRAMING?
Load-bearing cold-formed steel framing supports structural loads from the home rather than serving only as interior partition framing.
Depending on the design, load-bearing CFS components may include wall studs, floor joists, roof framing, headers and other engineered members.
The project’s structural engineer determines the loads, member requirements, connections and approved structural design.
WHAT IS TYPE II CONSTRUCTION?
Type II is a building-code construction classification in which designated structural elements are made from noncombustible materials, subject to applicable code requirements and permitted exceptions.
Type II-A and Type II-B have different fire-resistance requirements. The appropriate classification is determined for each home by the licensed design professionals and applicable building authority.

IS COLD-FORMED STEEL FRAMING FIRE-RATED?
Steel is noncombustible, but a fire-resistance rating generally applies to a complete tested or approved assembly rather than to the framing material by itself.
A rated wall, floor or roof assembly may include steel framing, protective board, insulation, fasteners, connections and other specified components.
The project’s licensed design professionals specify any required fire-resistance-rated assemblies.
IS A STEEL-FRAMED OR TYPE II HOME FIREPROOF?
No. No home or construction classification should be described as fireproof.
Steel framing can reduce combustible material within the load-bearing structure, but wildfire performance depends on the entire home and property, including the roof, exterior walls, vents, windows, doors, eaves, decks, landscaping, defensible space, workmanship and maintenance.
CAN STEEL FRAMING HELP WITH HOMEOWNERS INSURANCE?
A documented noncombustible structural system, confirmed construction classification and other verified wildfire-mitigation measures may be relevant to an insurer’s evaluation of a rebuilt home.
However, steel framing does not guarantee insurance eligibility, coverage, acceptance or premium savings. Each insurer applies its own underwriting requirements to the complete home and property.
DOES WHEELER BUILD THE ENTIRE HOME?
No. Wheeler provides the steel framing scope defined in the project agreement.
The homeowner’s architect designs the home, and the homeowner’s general contractor or builder manages construction of the overall project.
WHO INSTALLS THE STEEL FRAMING?
The steel components are delivered to the jobsite for installation by the project’s framing crew or another qualified installer selected by the builder and project team.
Wheeler’s installation-related support is limited to the scope and responsibilities defined in the project agreement.
